Power Washer Damage to a Tile Roof

Question: 

Our 36 unit condo has concrete tile roofing. Unfortunately, it was power washed a few years ago, which removed the glaze from about half of the tiles. Approximately how long will it be before water leaks through the tiles that have lost their glaze? Can we restore the roof, and if so how long would it be good for? A new roof is expensive, but we don't want to put money into something that will last a few years only and we end up putting on a new roof anyway. Would appreciate your thoughts. Thanks?

Answer: 

I have suspected for a long time that the main purpose of power washers is to destroy roofing (and some siding). Unfortunately I am unable to tell you how much damage occurred here, and how long it will be before the roof fails. But here are a few tips:

  • Keep people off the roof!
  • When in doubt, keep people off the roof!
  • Get an expert in tile roofing to look at this roof and if possible, keep him/her off the roof! (most roofs can be inspected without climbing on the brittle tile).
  • There are some silicone type sealants that can reduce moisture absorption and damage from moisture freezing damage. This might be a good idea if the sealant can be applied without further damaging the tiles during the application process.
